Premier Inn and Costa plan looks set for approval

Plans for a Premier Inn and Drive-Thru Costa Coffee shop on the Ashdown Business Park near Uckfield look set for approval.

A planning application is recommended for approval by Wealden Council’s planning committee north which meets on Thursday.

Councillors are told that the development would bring employment to the site and aid existing business by providing accommodation for their business contacts.

Existing need

A report provided for them says: “The development would meet an existing need for accommodation in the area and would not lead to additional vehicle trips on the road network.

“The lack of suitable accommodation at present leads to existing out-commuting from the district.

“The hotel building would be prominent but the visual effects are limited to the immediate environ of the site and the building will be viewed in the context of other buildings within the development to which it has visual cues in terms of both scale and design.”

Former army camp

The Ashdown Business Park is on a former army camp development. It shares access with a Fire Service Training Centre and a waste transfer station and the nearest residential properties are more than 200 metres from the site.

The planning application is for the drive-through coffee shop and three-storey 80-bedroom hotel, with restaurant and bar, and associated hard and soft landscaping.

The report to councillors says a test has identified that there are no hotels in Uckfield and only limited accommodation in Maresfield.


It says: “It is stated there is only limited supply of ‘branded’ hotel rooms in the wider catchment. In assessing need branded rooms are considered key as this is the market in which the hotel will function.

“This means the market in which this hotel will operate is different to B&B and county hotels.”

The test shows there are three possible sites for such an hotel in the Uckfield area. They are:

  • The police station site – the test concludes the site has merit but is not suitable for the required development
  • Land at Thorncrest, Ridgewood – the test concludes the site is not suitable
  • The proposal site at the Ashdown Business Park – considered the most acceptable one within the catchment area.
