Update, Thursday, April 26: Uckfield councillors are opposing plans to build six homes on land west of Ridgewood Manor Lodge, Lewes Road, Uckfield.
Wealden Council will make the final decision but the town council's plans committee resolved, on Monday, not to support the application on grounds of loss of privacy and natural sunlight, inadequacy of roadways and footpaths, concern about water “run off” due to the gradient of the land and about inadequate provision of a sewage system.
Previous proposals for the site have been withdrawn and one was refused permission.
There are housing estates to the north of the land, Shepherds Gate, and to the south, the Sandpits development.
A design and access statement says access to the six homes – one with two bedrooms, two with three bedrooms, one with four bedrooms and two with five bedrooms – would be from the Lewes Road.
The statement says the layout of the site protects the existing neighbouring occupants and future site occupants from lack of privacy within their homes and gardens from within the development and outside.
It says: “A careful layout ensures that those living in New Barn Lane to the north will be unaffected by the development.
“The application site lies on higher ground, so it is important that views from the upper floor windows do not harm the living conditions of the dwellings to the north. Dwellings have been orientated to ensure privacy is maintained.
“There are no back to back relationships; rear elevations face gable ends and vice versa. This ensures that there is an acceptable and appropriate relationship with all the nearby existing dwellings. This also ensures that no dwelling or private garden is overshadowed by its proposed neighbour.”

WD/2008/1861: Development of nine three-bedroom terraced houses. Withdrawn.
WD/2008/1133: Development of six three-bedroom terrace houses, two three-bedroom semi-detached houses and one four-bedroom detached house with integral garage. Withdrawn.
WD/2004/2369: Residential development comprising two bungalows, two semi-detached houses and four semi-detached chalet-style houses. Refused.
WD/2004/0993: Twelve new semi-detached houses. Withdrawn.
